{"id":90692,"date":"2025-02-17T11:27:05","date_gmt":"2025-02-17T14:27:05","guid":{"rendered":"https:\/\/gysfm.com.ar\/inicio\/como-se-cierran-los-nuevos-contratos-hoy\/"},"modified":"2025-02-17T11:27:06","modified_gmt":"2025-02-17T14:27:06","slug":"como-se-cierran-los-nuevos-contratos-hoy","status":"publish","type":"post","link":"https:\/\/gysfm.com.ar\/inicio\/como-se-cierran-los-nuevos-contratos-hoy\/","title":{"rendered":"\u00bfC\u00f3mo se cierran los nuevos contratos hoy?"},"content":{"rendered":"<p><\/p>\n<div>\n<p class=\"com-paragraph  --capital --s\">El <a href=\"https:\/\/www.lanacion.com.ar\/propiedades\/casas-y-departamentos\/alquileres-cuanto-cuesta-un-departamento-por-mes-barrio-por-barrio-en-la-ciudad-de-buenos-aires-nid02042024\/\" target=\"_self\" title=\"mercado de los alquileres\" class=\"com-link\"><strong>mercado de los alquileres<\/strong><\/a><strong> atraves\u00f3 cambios significativos durante todo el 2024<\/strong>, a ra\u00edz de la derogaci\u00f3n de la ley de alquileres -el 29 de diciembre de 2023, cuando entr\u00f3 en vigencia el DNU 70\/2023-, que<a href=\"https:\/\/www.lanacion.com.ar\/propiedades\/casas-y-departamentos\/las-nuevas-medidas-impositivas-para-aliviar-los-gastos-en-caba-abl-alquileres-y-compraventa-de-nid07012025\/\" target=\"_self\" title=\" cambi\u00f3 las reglas del juego\" class=\"com-link\"> <strong>cambi\u00f3 las reglas del juego<\/strong><\/a><strong>.<\/strong> Este cambio normativo<strong> elimin\u00f3 el plazo obligatorio de tres a\u00f1os<\/strong> y <strong>los ajustes anuales <\/strong>regulados por el \u00cdndice de Contratos de Locaci\u00f3n (ICL), y semestrales por Casa Propia (luego de la actualizaci\u00f3n en octubre de 2023) -estos \u00faltimos son solo unos pocos-<strong>, permitiendo una mayor flexibilidad <\/strong>en los acuerdos entre inquilinos y propietarios.<\/p>\n<p class=\"com-paragraph   --s\">A principios de 2024, los<strong> ajustes comenzaron a realizarse mayoritariamente cada dos o tres meses<\/strong>,<a href=\"https:\/\/www.lanacion.com.ar\/propiedades\/casas-y-departamentos\/alquileres-cuanto-aumentaran-los-contratos-en-enero-de-2025-nid28122024\/\" target=\"_self\" title=\" tomando el \u00cdndice de Precios al Consumidor (IPC) \" class=\"com-link\"> tomando el<strong> \u00cdndice de Precios al Consumidor (IPC) <\/strong><\/a>y con una duraci\u00f3n de dos a\u00f1os; pero, la desaceleraci\u00f3n de la inflaci\u00f3n, combinada con un aumento significativo en la oferta de propiedades, permiti\u00f3 que <strong>estas condiciones vuelvan a replantearse<\/strong>.<\/p>\n<p class=\"com-paragraph   --s\">La flexibilizaci\u00f3n de las condiciones contractuales trajo consigo una <a href=\"https:\/\/www.lanacion.com.ar\/propiedades\/inversiones\/deja-plata-alquilar-un-informe-revela-cuanto-se-gana-hoy-por-una-propiedad-nid15112024\/\" target=\"_self\" title=\"recuperaci\u00f3n notable en el mercado\" class=\"com-link\"><strong>recuperaci\u00f3n notable en el mercado<\/strong><\/a>. Seg\u00fan datos del Observatorio Inmobiliario, la <strong>oferta de propiedades en alquiler creci\u00f3 un 200%<\/strong> en comparaci\u00f3n con el per\u00edodo regulado por la ley de alquileres. Este aumento<strong> impact\u00f3 positivamente en los precios,<\/strong> que subieron por debajo de la inflaci\u00f3n, resultando en una <strong>baja real promedio del 36,8%<\/strong>.<\/p>\n<p class=\"com-paragraph   --s\">Los <strong>propietarios<\/strong>, antes reacios a alquilar por las restricciones impuestas, <strong>retornaron al mercado<\/strong> incentivados por la posibilidad de negociar plazos, ajustes y condiciones de pago con mayor libertad. Por su parte, <strong>los inquilinos encuentran m\u00e1s opciones disponibles<\/strong> y cuentan con margen para realizar contraofertas, que son cada vez m\u00e1s aceptadas.<\/p>\n<div class=\"content-media\">\n<section role=\"button\" class=\"mod-media   \">\n<figure role=\"button\" class=\"mod-figure \"><figcaption class=\"mod-figcaption\"><span class=\"com-text --caption --twoxs\">\u00bfBajo qu\u00e9 condiciones se firman los nuevos contratos de alquiler?<\/span><span class=\"com-text --credit --twoxs\">Wasan Tita &#8211; Shutterstock<\/span><\/figcaption><\/figure>\n<\/section>\n<\/div>\n<p class=\"com-paragraph   --s\">El informe del Colegio Inmobiliario porte\u00f1o, revela que <strong>el 90% de los acuerdos de alquiler actuales est\u00e1n pactados en pesos, <\/strong>a pesar de que se permite que puedan pactarse en moneda extranjera, y<strong> se cierran con ajustes cuatrimestrales<\/strong>, por <strong>24 meses<\/strong> y<strong> utilizando el indicador del IPC<\/strong>, a pesar de que algunos todav\u00eda se siguen pactando bajo el ICL. Esta tendencia refleja un consenso entre las partes para lograr acuerdos m\u00e1s equilibrados y adaptados al contexto inflacionario. A pesar de estos cambios, <strong>a\u00fan hay inquilinos con contratos vigentes bajo la antigua normativa<\/strong>.<\/p>\n<p class=\"com-paragraph   --s\"><strong>\u00bfQu\u00e9 tendr\u00eda que pasar para que los ajustes sean m\u00e1s espaciados? <\/strong>Los especialistas coinciden en que la clave para <strong>extender a\u00fan m\u00e1s los per\u00edodos de ajuste<\/strong> radica en la <strong>continuidad de la desaceleraci\u00f3n inflacionaria<\/strong>.
