<\/strong>En esta nota, analizamos los ingresos m\u00ednimos que exigen los bancos para un pr\u00e9stamo de <strong>$80 millones <\/strong>y<strong> c\u00f3mo var\u00eda la cuota seg\u00fan el plazo elegido<\/strong>.<\/p>\n<p class=\"com-paragraph   --s\">Para <strong>acceder a un cr\u00e9dito UVA<\/strong>, en la mayor\u00eda de los casos,<strong> la cuota inicial a pagar no puede superar el 25% del <\/strong><a href=\"https:\/\/www.lanacion.com.ar\/propiedades\/casas-y-departamentos\/creditos-hipotecarios-cuanto-hay-que-ganar-para-comprar-un-departamento-nid01042025\/\" target=\"_self\" title=\"https:\/\/www.lanacion.com.ar\/propiedades\/casas-y-departamentos\/creditos-hipotecarios-cuanto-hay-que-ganar-para-comprar-un-departamento-nid01042025\/\" class=\"com-link\" data-mrf-recirculation=\"n_link_parrafo\"><strong>ingreso mensual del solicitante<\/strong><\/a><strong> <\/strong>o del grupo familiar, a excepci\u00f3n de algunos bancos en los que<strong> la relaci\u00f3n cuota ingreso es del 30%<\/strong>.<\/p>\n<div class=\"content-media\">\n<section role=\"button\" class=\"mod-media   \">\n<figure role=\"button\" class=\"mod-figure \"><figcaption class=\"mod-figcaption\"><span class=\"com-text --caption --twoxs\">La cuota inicial a pagar no puede superar el 25% o el 30% del ingreso mensual del solicitante<\/span><span class=\"com-text --credit --twoxs\">Sora Shimazaki \/ Pexels<\/span><\/figcaption><\/figure>\n<\/section>\n<\/div>\n<p class=\"com-paragraph   --s\">Tomando la tasa del Banco Naci\u00f3n, la entidad que concentra el mayor porcentaje del mercado, que es del 4,5% para cuenta sueldo, el valor de la cuota para un pr\u00e9stamo de <strong>$80.000.000 a 30 a\u00f1os (360 meses) <\/strong>ser\u00eda de<strong> $405.348 (282,95 UVAs).<\/strong><\/p>\n<p class=\"com-paragraph   --s\">En ese escenario, para poder calificar a este cr\u00e9dito, el solicitante o grupo familiar deber\u00eda tener:<\/p>\n<p class=\"com-paragraph   --s\">Otro ejemplo de cuota, tomando una tasa del 8%, como es el caso de los solicitantes que no tengan cuenta sueldo en ese banco, la cuota ser\u00eda de <strong>$587.012<\/strong><\/p>\n<p class=\"com-paragraph   --s\">En este caso, <strong>\u00bfcu\u00e1nto hay que ganar?<\/strong><\/p>\n<h3 class=\"com-title --font-primary --l --font-extra\">\u00bfPor qu\u00e9 se ajusta por inflaci\u00f3n?<\/h3>\n<p class=\"com-paragraph   --s\">Los cr\u00e9ditos UVA est\u00e1n atados a la evoluci\u00f3n del \u00edndice CER, que refleja la inflaci\u00f3n. Esto significa que, si bien la <strong>cuota inicial es m\u00e1s baja<\/strong> que en otros cr\u00e9ditos tradicionales, <strong>con el tiempo las cuotas aumentan<\/strong> seg\u00fan el ritmo de los precios.<\/p>\n<p class=\"com-paragraph   --s\">Por eso, aunque los bancos ya permiten simular cuotas y montos en sus sitios web, los especialistas recomiendan tener en cuenta que el cr\u00e9dito hipotecario UVA <strong>es una apuesta de largo plazo y requiere planificaci\u00f3n<\/strong>.
